January Closed Transactions
This past January marked one of our busiest for closed transactions. Our brokerage closed 34 transactions with nearly one-third of them being million-dollar deals, equating to more than 455,000 square feet.
The Sheeran Semon Team of Mike Semon, Dan Sheeran, and Dan Sheeran Jr. closed the month’s largest transaction by volume with the sale of 1513-1519 Alum Creek Dr. The 51,920-square-foot industrial building went from listed to sold in just 10 days for $4.25 million. Overall Industrial transactions accounted for nearly one-third of the month’s activity.
The Sheeran Semon team also closed the month’s largest retail transaction by volume. The 3,100-square-foot free-standing retail building at 1971 Livingston Ave. sold for $1.39 million. Roughly 60% of the month’s retail transactions were million-dollar deals.
Office transactions continued to see the most activity making up 36% of transactions overall. Mike Simpson represented Telhio Credit Union in the sale of 201 Outerbelt Dr. for $1.95 million. The sale was the largest office transaction by volume.
John Mally and Al Dilorenzo represented the seller, and Mike Simpson represented the buyer, in the month’s largest multifamily transaction by volume. The nine-unit 9,744-square-foot complex at 381-395 Carpenter St. sold for $1.35 million.
In another in-house deal, Ryan McGreevy represented the owner and John Mally and Al Dilorenzo represented the tenant in the new lease signed at 572 S. Nelson Rd. Suite Q.
